        Application Verification/Reference Checking:  General duties include preparation of verification forms, obtaining necessary signatures, checking and verifying an applicant’s income and obtaining proof of same, checking present and past landlords, if any, checking character references (if needed), credit, civil, and criminal check, including checking for evictions, conduct a home visit (if needed), and preparation of recommendation for the property owner.  Duties may vary depending on the diversity of the applicant’s information and background.

 

        The fee for reference checking is charged per application, plus an a minimal charge per additional adult if more than one adult is listed on the application.  The fee is billed at completion of the service, per application.
