        Rent Collection:  General duties include collecting and recording the rent owed to the property owner by the tenant(s), making the necessary deposits, sending necessary reminder notices to the tenant(s) for overdue rent and making necessary phone calls, applying late fees (if applicable), and remitting the collected rent, minus the collection fee, to the property owner.  Any tenant who has not paid his/her rent by the 16th of the month in which it is due will be sent a Five-Day Demand Letter, as provided by Rhode Island law.

 

        The fee for rent collection is the greater of a set percentage per month of the gross monthly rent collected per unit or a flat fee per month per unit.  This fee is taken from the rent collected prior to remitting the balance to the property owner.
